2024 fourth Quarter Market Report
Greater Nashville Realtors recently released its monthly home sales report for December 2024 alongside market data for the fourth quarter of last year and total closings for the entire year. While the report contains a wealth of data, here are key takeaways that shed light on the housing market's performance in 2024 and what it might mean for buyers and sellers in 2025.
The standout figure is the 1% increase in total sales for 2024, signaling the Middle Tennessee real estate market’s resilience. A total of 33,935 homes were sold across the nine-county region, compared to 33,429 in 2023. This incremental growth underscores the steady demand for housing in our area.
Inventory remains a challenge but there are signs more homes are reaching market. At the end of December, there were 10,109 active listings, a 15% increase from the 8,727 reported in December 2023. While this progress is encouraging, it’s clear that housing supply still lags behind demand — a lingering effect of underbuilding following the 2008 housing crisis. Nevertheless, rising inventory and stable days on market are creating more opportunities for buyers heading into 2025.
